Trashed by renters? Little upkeep? Whatever the cause, homebuyers don’t want to see holes in the wall, ripped up lawns, or dinosaur scratches on the floor. A little attention to these and other glaring damages will do wonders for you. Repairs such as these can be fixed in a weekend, and can save you from a lowball offer.

  1. Bathroom Carpet

Two thoughts go through a home buyer’s mind when they see carpet in the bathroom. 1.) I wonder how much mold is under there and 2.) I wonder how much urine is on the floor around that toilet…. In short, it’s simply not sanitary, and no amount of cleaning will convince a homebuyer otherwise. Do yourself a favor and update your bathroom stat!

  1. Pet Odor

Pets are awesome, but the smell they carry with them is not so pleasing to the nose. Sometimes we may not even notice our pets stink as a result of living with them every day… but trust us, they do and you buyers will take notice. It might even be enough to turn them away from the home completely. Save yourself (and them) the agony by having your carpets and upholstery deep cleaned by a professional. Invest in some air fresheners and scented candles as well. Last but not least, remove the litter box from the house before showings for a absolutely fresh-smelling home.

  1. Loud Dogs

Speaking of pets, they can be noisy. You don’t need a loud, barking dog on the day of your open house. If the problem is with your own dog, the solution is easy. Board him with a friend or family member for the day. If the problem is with a neighbors dog, offer to pay for doggie day care. It will be worth it for a few hours of serenity and happy home buyers.

  1.  A Bad Agent

Not all agents can be rockstars. Rudeness, laziness, and ineptitude are simply not okay. If you experience an agent who is any of these things, or if you find they are being unresponsive or unwilling to listen to your opinion, kick them to the curb.
